Please note that the fridge/freezer is very small. There is a lovely dining area off lounge with seating for six guests and the stylish living room is equipped with quality comfortable seating from where you have lovely sea view, a flat screen TV which offers a wide variety of international channels including Sky, films and series and a high definition audio system. The lounge has access to the large terrace from which you can enjoy a breathtaking view of the Mediterranean sea and the Strait of Gibraltar. The south facing terrace also has views to the swimming pool and community gardens and receives sun all day long. An outdoor dining area, gas powered BBQ and sun loungers for two. The swimming pool is available for the community surrounded by well maintained Mediterranean gardens, available throughout the year. The closest beach to the property is located just across the road and there is a pedestrian bridge that takes you from the community entrance to the beach side of the road. This apartment is about a seven minute drive from Estepona town and Sabinillas located in a popular area known as “Buenas Noches”. As you enter Buenas Noches, you go up a small hill for about 30 metres, this gives the development a good elevation away from the road and provides uninterrupted sea views. The beach is only a short seven minute walk from the apartment and you may use the footbridge to cross the main road to get there. Within the urbanisation there is the Albayt country club which also has a restaurant, spa & gym and putting green. Both Estepona and Sabanillas have plenty of bars, restaurants and supermarkets. There is plenty to do and see around the area with lovely beaches and walks. A car is recommended for this property since it is a residencial area.

In accordance with Spanish law, we require passport or national ID card for each person in the group of 16 years of age or older.
You may not be allowed to check into the property until after the earliest arrival time given and that you must vacate the property by 11am. This is to provide the cleaners time to prepare the property. Normally, however, you are able to drop your bags after 11am when there is a same day change, however, you must accept that the cleaning procedure may not have been completed and you might need to come back later. If the property hasn´t a same day changeover then you can normally arrive after 12 noon. It is important that you click on the link we provide and give us your flight details so that we can do our best to have the property prepared for you. Please don´t send these by email as it is easy for you to enter the details yourself.
We hire out many items such as cots, high chairs, extra beds where available. Please request them at the time of booking, if possible.
Fireplaces are not allowed to be used in any property due to insurance requirements and obvious risk.
Where international television channels or internet service are advertised, we cannot be held responsible for any interruption or suspension of service.
Where heated pools are arranged, we aim to raise the temperature to 28 C degrees as a standard temperature; however, we cannot guarantee this temperature due to weather conditions. Higher temperatures may be possible for an additional charge and by arrangement.
Extra beds are defined as portable beds or sofas which fold open. We provide sheets and extra towels for the extra people staying, subject to the additional payment.
To secure a reservation, we require a 30% deposit by bank transfer (in Sterling or Euro) or by credit card via our bank’s secure server. The balance is due six weeks before arrival. Security deposit is payable on arrival by credit card - this is returned to the same card within a week of departure, subject to no damages or breakages (e.g. dirty towels due to make-up). Properties should be left clean as they were found and should be handled with respect. All prices are subject to a booking fee. American Express cards are not accepted. A late arrival charge of 30€ is charged for arrivals from 8:00PM or 50€ for arrivals after midnight and will be deducted from your security deposit if not paid in cash upon arrival.
